Investment Banking Associate - Structured Finance - Real Estate
Responsibilities
Global Banking and Advisory (GLBA) combines recognized wholesale coverage with world-class product, financing, and advisory expertise within one team, enabling us to best support our clients. On the one hand, our transversal, product-neutral coverage teams span all businesses to promote the bank's products and services to our clients globally, and on the other, we provide world-class capital raising, financing and advisory expertise.
- Evaluate prospective real estate opportunities by analyzing cash flows, rent rolls, markets, property types, requested loan terms and all other information available
- Underwrite real estate deals and prepare financial models. Present an Analysis of cash flows, financial ratios, key market trends, etc. Must be able to identify recurring and non-recurring sources of cash flow and the property’s ability to cover debt service
- Prepare real estate credit applications for new loans as well as for renewals and modifications. This includes financial and risk analysis, tenant analysis, repayment sources, collateral, financial & reporting covenants and sponsor summary. Associate must be able to underwrite complex properties and guarantor credits. Coordinate interaction with internal teams, notably credit risk and middle office.
- Conduct site inspections on real estate properties to ensure property is well maintained, identify any functionally obsolete space, and is operated in accordance with industry practice.
- Review loan documentation for consistency and accuracy of Credit Application documents. Review third party reports including appraisals, property condition reports, environmental site assessment reports, etc.
- Assist and work with clients on all levels of the relationship, including: loan advances and payments, collecting loan and legal fees, calling on delinquencies, assisting clients with various loan and ancillary inquiries, etc. Remedy or submit requests to the proper departments and follow up to ensure timely execution.
- Assist in the management of the commercial mortgage loan portfolio, the production of commercial real estate mortgages and additional business plan objectives.
- Support senior staff in the review, underwriting, analysis and negotiation of real estate mortgage transactions.
- Perform on site and market inspections, gather and analyze economic and demographic data, become knowledgeable of all relevant market factors impacting rent and derivations of net income and prepare cash flow projections and valuations.
- Support senior staff in preparing and presenting investment recommendations to the Credit Committee.
- Participate in developing and running various models in connection with management of the commercial mortgage loan portfolio and current valuation of loans.
Profile required
Must Have:
- Have strong MS Excel and MS Word skills.
- Have Real Estate financing or other structured financing experience.
- Have Finance or Economics Undergraduate Major.
- Be able to effectively handle multiple assignments.
- Series 79, 63 and SIE. If not obtained before coming into the role, must be able to complete within 5 months of hire.
- 2-3 years’ experience

COMPENSATION:
Base salary range does not include overtime pay, bonus and/or other benefits, where applicable. Actual base salary offer will vary based on skills and experience.
